10 Deck Building Mistakes Jacksonville Contractors Make (And How Coastal Avoids Every One)

A deck is one of the biggest outdoor investments you’ll make in your Jacksonville home. When it’s built right, it adds living space, increases property value, and lasts for decades. When it’s built wrong, it becomes a money pit of repairs, safety hazards, and frustration that starts showing up within the first year or two.

After more than a decade building decks across Duval County, St. Johns County, and Clay County, we’ve seen what happens when corners get cut. We’ve repaired and replaced decks built by other contractors who made mistakes that were completely avoidable. And we’ve talked to hundreds of homeowners who didn’t know what to look for until it was too late.

Here are the 10 most common deck building mistakes we see in Jacksonville — and exactly how Coastal Outdoor Construction does it differently.

Mistake #1: Skipping or Faking the Permit

This is more common than you’d think. Some contractors tell homeowners that permits aren’t necessary, that the project is “too small” to need one, or that they’ll “handle it later.” What’s really happening is that the contractor either doesn’t want to deal with the inspection process or knows their work won’t pass.

In Duval County, virtually every attached deck requires a building permit. The permit process exists to make sure your deck meets structural, wind load, and safety requirements. Skipping it means no inspections, no code verification, and no legal documentation that the work was done properly. That creates problems when you sell your home, file an insurance claim, or discover the deck is unsafe.

How Coastal does it: We pull permits on every project that requires one. Full stop. We submit engineered plans when needed, schedule all required inspections, and don’t consider a project complete until it passes final inspection. The permit record stays with your property and protects you for as long as you own the home.

Mistake #2: Inadequate Footings

The footings are the foundation of your entire deck. They transfer the weight of the structure, the people on it, and the forces from wind and storms into the ground. Undersized footings, shallow footings, or footings poured without proper reinforcement are a recipe for settling, shifting, and eventual structural failure.

We’ve seen contractors pour footings that are barely 12 inches deep in sandy Jacksonville soil, use Sonotubes without rebar, or skip footings entirely and set posts on surface blocks. In a region where the Florida Building Code requires structures to resist 130 mph winds, that’s not just sloppy — it’s dangerous.

How Coastal does it: Every footing we pour meets or exceeds code requirements for depth, diameter, and reinforcement. We use engineered post base connectors rated for our wind zone, and every footing is inspected before we move forward with framing. The footings are the part of the deck you’ll never see again after construction, which is exactly why they have to be done right the first time.

Mistake #3: Improper Ledger Board Attachment

The ledger board is the single most critical connection on an attached deck. It’s the beam that bolts directly to your house and carries roughly half the deck’s total load. A failed ledger board connection is the number one cause of catastrophic deck collapses nationwide.

Common mistakes include using nails instead of lag bolts or through-bolts, not installing proper flashing above the ledger, spacing fasteners too far apart, or attaching the ledger to vinyl siding instead of the structural rim joist behind it. Any one of these errors can lead to the deck pulling away from the house under load.

How Coastal does it: We attach every ledger board with code-rated lag bolts or through-bolts at engineered spacing, driven directly into the home’s structural rim joist. We install corrosion-resistant flashing that diverts water over and away from the ledger connection, preventing the moisture intrusion that causes wood rot at this critical joint. Our ledger connections are inspected as part of the framing inspection before any decking goes down.

Mistake #4: Using the Wrong Fasteners

Jacksonville’s coastal humidity and salt air corrode inferior fasteners faster than most people realize. Standard zinc-plated screws and nails start rusting within months of installation in our climate. That rust stains the deck surface, weakens the connection, and eventually causes fastener failure.

We’ve pulled apart decks less than three years old where every screw was a corroded nub that snapped off with finger pressure. The deck looked fine from the top, but underneath, the boards were barely attached to the structure.

How Coastal does it: We use stainless steel or ACQ-rated coated fasteners on every structural connection. For composite decking, we use the manufacturer’s recommended hidden fastener system, which locks boards in place from underneath and eliminates visible screw heads entirely. The right fasteners cost slightly more per unit, but they hold the deck together for the life of the structure instead of failing in year two.

Mistake #5: Poor Joist Spacing and Undersized Framing

Joist spacing determines how much weight each section of decking can support and how much the surface flexes under foot traffic. Standard joist spacing is 16 inches on center for most wood decking and some composites, but certain composite products require 12-inch spacing, especially on diagonal installations. Using 24-inch spacing to save on lumber is a shortcut that leads to a bouncy, spongy deck that feels unstable and may not meet code.

Undersized beams and joists are another frequent issue. A contractor trying to keep costs down might use 2×6 joists where 2×8 or 2×10 members are required for the span. The deck might look fine initially, but over time it sags, and structural members can crack under loads they weren’t sized to handle.

How Coastal does it: We size every joist, beam, and post based on the actual span tables and load requirements specified in the Florida Building Code. We follow the decking manufacturer’s specific joist spacing requirements — which vary by product and installation direction — and we never substitute smaller lumber to cut costs. Our framing is engineered first and built to those specifications without deviation.

Mistake #6: Ignoring Drainage Under the Deck

In Jacksonville, where we get over 50 inches of rain annually, water management beneath your deck matters. A lot. Contractors who don’t plan for drainage leave homeowners with standing water under the deck, soil erosion around footings, mosquito breeding pools, and moisture damage to the home’s foundation and siding.

How Coastal does it: We evaluate drainage as part of every deck design. Depending on the site, we may grade the soil beneath the deck to direct water away from the foundation, install a gravel drainage bed, or incorporate landscape fabric to suppress weed growth while allowing water to percolate. For elevated decks, we ensure adequate airflow underneath to prevent moisture buildup. These aren’t extras — they’re standard practice on every project.

Mistake #7: No Hurricane Hardware

This is a Florida-specific issue that separates contractors who understand our building environment from those who don’t. Every joist-to-beam and rafter-to-beam connection on a deck or pergola in Northeast Florida must use hurricane ties or engineered metal connectors. These small clips prevent joists from lifting off their bearing points during high winds.

We’ve inspected decks built by out-of-state or inexperienced contractors where not a single hurricane tie was installed anywhere in the structure. The deck passed no inspection because no permit was pulled, and the homeowner had no idea they were sitting on a structure that could come apart in a strong thunderstorm, let alone a hurricane.

How Coastal does it: We install Simpson Strong-Tie hurricane ties or equivalent engineered connectors at every joist-to-beam connection on every deck and pergola we build. This is a code requirement in our wind zone, and it’s verified during the framing inspection. There are no exceptions.

Mistake #8: Not Allowing for Expansion and Contraction

All building materials expand and contract with temperature changes. In Jacksonville, where surface temperatures can swing from 40°F in January to 150°F+ in direct July sun, this movement is significant. Decking boards that are installed too tightly together will buckle and warp when they expand in summer heat. Boards installed with too much gap look sloppy and catch heels and furniture legs.

Composite decking is especially sensitive to thermal expansion. Each product has specific gapping requirements based on the installation temperature, and getting this wrong is one of the most common composite deck failures we see.

How Coastal does it: We follow manufacturer gapping specifications to the letter, adjusting for the ambient temperature on the day of installation. For composite products, we use the recommended hidden fastener systems that automatically maintain correct spacing. For wood decks, we use spacing guides calibrated to the moisture content of the lumber at the time of installation. This attention to detail is the difference between a deck that looks perfect in year five and one that looks warped by year two.

Mistake #9: Cheap Railing Systems

Railings are a safety feature, not a decorative afterthought. They must withstand 200 pounds of lateral force applied at the top rail per the building code. Flimsy railing systems, improperly attached balusters, and posts that aren’t structurally connected to the deck frame are genuine safety hazards, especially for homes with children or elderly family members.

Budget contractors often install surface-mounted railing posts bolted to the deck boards alone, which provides almost no structural resistance. The post will flex or snap under load because the connection point is at the weakest part of the system.

How Coastal does it: We bolt railing posts through the rim joist or directly to the deck’s structural frame using code-rated post mount hardware. This creates a connection that transfers lateral forces into the deck’s structure rather than relying on decking screws to hold the post in place. Every railing system we install meets the 200-pound lateral load requirement, and we test connections before final sign-off.

Mistake #10: No Workmanship Warranty

A surprising number of contractors in the Jacksonville market offer no written warranty on their work. They might offer vague verbal assurances — “call me if anything goes wrong” — but without a written warranty, you have no recourse when problems appear after the check has cleared. And problems from poor construction practices typically don’t show up for six months to two years, which is conveniently after the contractor has moved on to other jobs.

How Coastal does it: Every project we complete comes with a written workmanship warranty that covers structural integrity, materials, and craftsmanship. We stand behind our work because we build it to last, and we’ve been in this community for over a decade. We’re not going anywhere, and neither is our commitment to every deck we build.

How to Protect Yourself When Hiring a Deck Builder

You don’t need to become a construction expert to avoid these mistakes. You just need to ask the right questions before you hire anyone:

Will you pull a permit and schedule all required inspections? What fastener type do you use for structural connections? How do you attach the ledger board? Do you install hurricane ties at every joist connection? What is your written warranty?

Any contractor who hesitates on these questions or dismisses them as unnecessary is telling you everything you need to know about how they build.

Frequently Asked Questions

How do I check if my deck was built with a permit?
You can search the Duval County or St. Johns County building department’s online permit portal using your property address. If no permit record exists for your deck, it was likely built without one. This is worth knowing before you sell your home or need to file an insurance claim.
Can Coastal inspect a deck built by another contractor?
Yes. We offer deck inspections for homeowners who want to know the condition of their existing structure, whether it was built by another company, a previous homeowner, or a DIY project. We’ll identify any safety concerns, code issues, or maintenance needs and give you an honest assessment of whether repairs or replacement make more sense.
What should I look for when comparing deck contractor quotes?
Look beyond the bottom-line price. A quality quote should specify the fastener types, lumber grades, joist spacing, footing specifications, and whether permits and inspections are included. If a quote is vague on these details or significantly cheaper than competitors, the savings are likely coming from exactly the shortcuts described in this article.
Is Coastal Outdoor Construction licensed and insured?
Yes. Coastal Outdoor Construction is fully licensed and insured to perform outdoor construction throughout Northeast Florida. We carry general liability insurance and workers’ compensation coverage, and we’re happy to provide proof of insurance to any homeowner before starting a project.
