This team is fantastic — highest quality wood fence available, professional and quality installation, and highly responsive and efficient customer service. After installation, our gate settled a bit as wood can tend to do. I let them know and they came back to fix the issue. I will have them back to complete the other sides of our property in the next year. Definitely recommend for anyone who values quality by an all-American team.Posted on Google![]()

St. Augustine Deck & Outdoor Living Questions, Answered
How much does a deck cost in St. Augustine?+
Most St. Augustine deck projects land between $6,000 and $18,000 installed, with material and framing height driving most of the spread. Coastal builds often run higher than inland Jacksonville for two reasons: stainless or hot-dipped hardware instead of standard fasteners, and deeper or larger footings where the soil is sandy. You get a fixed written price after a free on-site measure, not an allowance that moves later.
How much does a pergola cost in St. Augustine?+
Expect roughly $8,000 to $18,000 for a professionally built, permitted pergola. Pressure-treated pine sits at the bottom of that band; cedar, Ipe and powder-coated aluminum sit at the top. On Anastasia Island and the beachside neighborhoods, aluminum and marine-grade hardware are usually worth the premium because salt air is what kills these structures first.
Does a new deck add value to a St. Augustine home?+
Outdoor living is a strong selling point across St. Johns County, and a permitted, code-compliant deck shows up as finished square footage a buyer can see. The word that matters is permitted. An unpermitted structure becomes a negotiating chip at inspection and can hold up a closing, which is why we build to stamped plans even when a homeowner is not planning to sell.
Is a paver patio or a deck the better investment here?+
It depends on your grade. If the ground is close to level and you want mass, drainage and zero rot risk, pavers are the durable choice. If you need to span a slope, clear a seawall or bulkhead, get above a flood elevation, or connect to a second-storey door, a deck is the only thing that works. Plenty of St. Augustine backyards end up with both, and we build both, so we are not steering you toward one.
Do you offer financing?+
Yes. Coastal Outdoor Construction offers flexible financing for qualifying customers across St. Johns, Duval, Clay and Nassau counties. Ask about it during your free on-site consultation and we will lay out the options alongside the written estimate.
What decking material holds up best to St. Augustine salt air?+
Salt does not attack the boards so much as everything holding them together. Capped composite and aluminum framing systems handle the coast best, and on any build within a few miles of the water we specify stainless or hot-dipped galvanized fasteners and connectors. Standard electro-galvanized hardware will streak and fail years before the deck surface does, and that is the single most common coastal failure we get called out to repair.
Composite or wood for a coastal St. Augustine home?+
Composite has the edge near the water. It will not rot, cup or splinter, it shrugs off mold and salt spray, and it needs washing rather than sanding and sealing. Wood is cheaper on day one and still looks superb, especially cedar and Ipe, but on the coast the maintenance cycle is shorter and less forgiving than it is inland. If the deck is oceanfront or on the Intracoastal, we will usually recommend composite or aluminum.
Is composite decking slippery when wet?+
Good composite is not slippery by itself. What makes any deck slick is the film that grows on it, and a shaded, humid, salt-air site grows that film faster. Deep-grain textured boards grip well wet and are what we specify for pool surrounds and shaded decks. Two washes a year, one after spring pollen and one after autumn leaf drop, prevents nearly every slip problem we are asked to fix.
What is the best pool deck material for St. Johns County?+
Travertine is the standout for bare feet. Its porous surface sheds heat instead of holding it, so it stays markedly cooler than poured concrete in full sun, and it grips naturally when wet. Light-toned concrete pavers are the value option and still run far cooler than dark ones. Avoid dark pavers and glossy sealers: most slippery pool decks we are called to repair are a sealer problem, not a material problem.
Pergola, pavilion or gazebo - which should I build?+
The roof decides it. A pergola has an open slatted roof and gives filtered shade with an open feel. A pavilion is larger and rectangular with a solid roof and open sides, so it works through an afternoon storm. A gazebo is usually round or octagonal with a solid roof and a low railing, built as a standalone garden feature. We build all three in St. Augustine, and the honest question is how much rain you want to sit through.
Do I need a permit to build a deck in St. Johns County?+
In almost every case, yes. St. Johns County Building Services requires a permit for decks that are attached to the home, raised above a set height, or structural in any way, and the permit brings inspections that confirm the build meets Florida Building Code. Permitting is ultimately the homeowner's responsibility, but we build to stamped, code-compliant plans and will walk you through exactly what the county wants to see.
What if my home is in the St. Augustine historic district?+
Then there is a design review step on top of the building permit. Properties inside the city's historic districts fall under architectural review, and visible exterior structures can face limits on height, materials, railing style and placement. It is very manageable, but it has to be planned for at design stage rather than discovered at inspection, so tell us early if your property is in or near the historic district.
Do I need a permit for a pergola in St. Augustine?+
Yes, in nearly all cases. A pergola is a permanent structure, so it needs a permit with footings and framing engineered for local wind load. Beachfront parcels can carry an extra layer of state coastal review, and historic-district properties add design review. Review time varies with the jurisdiction and its current workload, so build a few weeks into your schedule.
Are your builds engineered for coastal wind load?+
Yes. Every deck, pergola and pavilion we put up is engineered to meet or exceed Florida Building Code wind-load requirements for the region, which run higher as you move toward the coast in St. Johns County than they do inland. That means hurricane straps, uplift connectors, properly sized footings and stainless or hot-dipped galvanized fasteners, with stamped engineering behind the permit.
How long does a deck build take in St. Augustine?+
On-site construction is usually one to three weeks once the permit is issued. The permit itself is the variable: allow several weeks for county review, and longer where historic or coastal review applies. Larger custom builds can run four to six weeks on site. You get a dated timeline in your written proposal rather than a vague promise.
How long does a wood deck last this close to the ocean?+
Less time than inland, and the hardware usually goes first. Pressure-treated pine typically gives 10 to 15 years in Northeast Florida and noticeably less if it is never sealed; cedar runs 15 to 20; dense hardwoods like Ipe and Cumaru can pass 25. On a salt-exposed lot, assume the shorter end of each band unless the deck is built with marine-grade fasteners and kept on a sealing schedule.
How often should a coastal deck be sealed?+
For wood on the coast, plan on resealing every one to two years rather than stretching it to three. Salt, sun and humidity break a finish down faster here, and the cost of staying ahead of it is trivial next to replacing boards. Composite does not need sealing at all, which is a large part of why we recommend it for beachside homes.
How do I keep a coastal deck from mildewing?+
Airflow first, then cleaning. Mildew and algae need shade and trapped moisture, so keep the gaps between boards clear, cut back whatever is blocking sun and breeze, and make sure water runs off instead of standing. Rinse salt spray off periodically and wash twice a year with mild soap and a soft brush. On composite keep pressure under about 1,500 PSI and skip harsh chlorine bleach.
Should I repair my deck or replace it?+
Look at the structure, not the surface. Probe the posts, joists and especially the ledger where the deck meets the house. Soft or spongy wood, rust staining or streaking at the fasteners, discoloration on the siding, or a musty smell all point to rot in the frame. Gray boards, popped screws and a loose rail are normally repairs. Once the framing or ledger is compromised, replacing is safer and often cheaper. We inspect at no charge and tell you which one you are actually facing.

Pool Decks and Outdoor Kitchens in St. Augustine
Many St. Augustine homeowners want more than a deck. They want a full backyard for cooking, swimming and evenings outside. Coastal Outdoor Construction builds pool decks and outdoor kitchens across St. Augustine and St. Johns County.
- Pool decks: new paver pool decks, extensions of tight pool decks, and re-leveling sunken areas near skimmers and drains.
- Outdoor kitchens: built-in grill stations, counters and prep space, laid out so the cook can still talk with guests at the pool.
- Fire pits and seating: a place to sit once the sun goes down.
- Shade: pergolas over the kitchen or lounge area to cut the afternoon sun.
Coastal weather drives our choices. We pick materials that handle salt air, strong sun and heavy rain. We plan drainage so water moves away from the pool, the kitchen and your home. For homes on Anastasia Island, Vilano Beach and near the Intracoastal, we pay extra attention to salt exposure.
Tell us how you want to use your backyard. We will help you plan the pool deck, kitchen and seating so they work together.
