Paver Sealing in Jacksonville: Should You Do It, What It Costs, and the Wet-Look Question

Nacotee Paver driveway Install

You invested in a paver driveway, patio, or pool deck. Now every landscaping company that drives past wants to seal it — and the internet can’t agree on whether sealing is essential protection or an upsell.

The straight answer from a crew that installs pavers across Jacksonville year-round: sealing is worth it here — but only if it’s done at the right time, with the right product, on a properly cleaned surface. Done wrong, it’s worse than not sealing at all.

Should You Seal Pavers in Florida?

In milder climates, this is a genuine debate. In Northeast Florida, three local realities tilt it firmly toward yes:

UV intensity

Jacksonville sun fades unsealed concrete pavers noticeably within 3–5 years. Sealer is sunscreen for the pigment.

Rain & joint washout

Summer downpours flush polymeric sand out of unsealed joints — where weeds root and pavers start shifting.

Mold & irrigation stains

Shaded and sprinkler-hit pavers grow black mildew fast. Sealed surfaces rinse off instead of needing pressure-washing.

The honest exception: high-quality travertine and dense natural stone age more gracefully unsealed, and some homeowners prefer that patina. If that’s your look, skipping sealer is a legitimate choice — see our paver vs. concrete pool deck guide for how different materials weather near the coast.

What Happens If You Don’t Seal Pavers?

Nothing catastrophic in year one — which is exactly why the problem sneaks up on people. Over 3–7 unsealed years in Florida you can expect:

  • Faded color
  • Sand-depleted joints sprouting weeds
  • Mildew colonies in every shaded corner
  • Oil or tannin stains soaked in permanently

None of it breaks the pavers. All of it ages the installation prematurely — and restoration costs more than maintenance sealing ever would have.

Wet Look, Semi-Gloss, or Natural: Picking a Finish

This is the biggest aesthetic decision, and it’s permanent-ish (changing finishes later means stripping):

Finish Look Watch out for
Wet look (gloss, film-forming) Darkens and saturates color like fresh rain. Dramatic on tumbled pavers. Shows wear in drive lanes; can turn cloudy-white if applied to damp pavers
Semi-gloss (color-enhancing) Enriches color with a low sheen. What most Jacksonville clients choose. The safe middle path — few downsides
Natural / matte (penetrating) No shine, no color change. Best for travertine and shade areas. Breathable and safest near pools

One non-negotiable near pools: whatever the finish, use a sealer with an anti-slip additive on pool decks. Gloss sealer without it is genuinely slippery wet.

What Paver Sealing Costs in Jacksonville

Clean, re-sand joints, and seal$1.50–$2.50 / sq ft
Add: strip old failed sealer first+$1.00–$2.00 / sq ft
$900–$1,500
Typical 600 sq ft driveway
$600–$1,000
Typical 400 sq ft patio or pool deck

DIY materials run $0.30–$0.60/sq ft, and for a small walkway it’s a reasonable weekend project. The reason pros earn their margin on driveways and pool decks: surface prep (efflorescence treatment, proper drying time after cleaning — non-trivial in humid months), joint re-sanding, and even application without lap marks. Nearly every “my sealer turned white” call we get traces to sealing damp pavers or laying it on too thick.

How Often Should You Reseal?

In Northeast Florida: every 3–5 years for film-forming (wet-look/semi-gloss) sealers, 5–7 years for penetrating sealers. Drive surfaces wear faster than patios.

The simple test

Sprinkle water on the pavers. If it beads, your sealer is working. If it soaks in and darkens them, the sealer is done.

Two timing rules for new installations: wait 30–60 days after install before first sealing (lets efflorescence work its way out), and seal after the joints are re-sanded, never before. If you’re planning spring upkeep, sealing slots naturally into our spring deck and patio maintenance checklist.

Sealing Is Also a Design Decision

Because color-enhancing sealers change the final look, decide on sealing before choosing pavers — a mid-tone paver with wet-look sealer reads several shades darker and richer. If you’re still designing, our roundup of paver driveway designs in Ponte Vedra and Nocatee shows sealed and unsealed installs side by side, and our stamped concrete vs. pavers comparison covers how sealing differs between the two surfaces.

Frequently Asked Questions

Is sealing pavers a good idea?
In Florida, yes for concrete pavers: UV fade, joint washout, and mildew are all significantly reduced. Dense natural stone (travertine) is the main case where leaving it natural is defensible.
How much does it cost to have pavers sealed?
In the Jacksonville area, professional clean-sand-and-seal runs $1.50–$2.50 per square foot — roughly $900–$1,500 for an average driveway. Add $1–$2/sq ft if old failed sealer must be stripped first.
Is it better to spray or roll paver sealer?
Pros typically spray and back-roll: spraying gets even coverage, back-rolling works it into joints and prevents puddling. Pure rolling risks lap marks; pure spraying risks over-application on textured pavers.
Should pavers be sealed before or after polymeric sand?
After — always. Joints get re-sanded and compacted first, excess sand is blown off, then sealer locks everything in place. Sealing first would prevent the sand from bonding.
Can I seal pavers myself?
Small patios and walkways, yes — with careful prep and a dry-weather window. Driveways and pool decks are where DIY jobs most often turn white or blotchy: too much product, damp pavers, or missed efflorescence treatment.
